How long does an inspection take?

Typically inspections range from 2 to 4 hours. There are a few factors to consider, including square footage, age and type of construction.  Additional time is also added for inspection of optional systems. i.e. pools, irrigation systems, and outside buildings.

Nobody has to be there as long as we have all keys, codes, FOBs and alarm codes to gain access. We do have Supra lock box access for you and your agent’s convenience. We will email you the report and schedule a time to review it over the phone.  Most clients arrive for the last 30 minutes to review deficiencies. However, if you, or any person over 18 you authorize is home, we will be happy to go over our findings with you when the home inspection is complete.

Are my pets ok to be in the house?

Yes!  Utilities are necessary when completing an inspection. If they are not on, it hinders the inspection tremendously.  Re-inspection fees will apply if inspector has to return to complete any portions that were missed due to utilities being off.

We love and respect your pets but we do ask for them to be secured in a crate or with a friend while the inspection takes place. This includes the yard as we will be outside as well. I have pets myself and I know how fast they can be! We don't want to take any chances on your escape artist running out the door on us. If you have any questions please contact us and we will attempt to accommodate you and your pet's needs.

Upon scheduling your inspection, you will receive an email detailing what to expect and how to prepare your home for inspection. Access to mechanical areas will need a  3' x 4' space to remove panels safely. These areas include air conditioning units, furnaces, electrical panels, sprinkler controls and water heaters.  Any attic access pull down stairs or crawlspace access needs to be clear. Clean! Empty ovens and bathtubs, sinks etc. We will be opening cabinets/drawers to access plumbing and/or electrical. We do not move personal items. If we cannot gain access it will be noted on the report.

The process is quite simple and will be detailed in your confirmation email upon scheduling your inspection. This email will also include your contract. While this does not require immediate signature, it is included to give you ample time to review and clarify questions as needed.  Acceptance of the final report acknowledges that you have read, understood, and agreed to the terms and conditions in the contract. The final inspection report, including relevant HD pictures/videos, will be sent via email upon receipt of payment. Findings can be reviewed in person or over the phone.
